Property Lines & Easements Before a New Fence

Establish where the fence can go before agreeing on the installation line.

An old fence is not a survey

Landscaping, mowing patterns and existing posts do not reliably establish a legal boundary. Locate available survey records and discuss uncertainty with an appropriate surveying professional. A fence estimate does not resolve ownership disputes.

Identify access rights

Easements can affect where structures may be placed and where access must remain available. Review relevant property documents and ask the responsible party when a restriction is unclear. Do not assume a removable panel automatically satisfies an access requirement.

Coordinate shared boundaries

Tell neighboring owners about work that may involve their property or a shared fence. Agree on access and responsibilities before removal begins. Permission to enter a yard is different from agreement on the boundary itself.

Transfer the information to the plan

Make sure the final proposed line reflects the approved layout and boundary information. Keep a copy with the quote and any approvals. If the line changes, review gate locations, quantities and price before installation.
