Recheck the old layout
An existing fence does not prove the legal property boundary or current approval status. Before rebuilding, review survey information, easements, gates and material restrictions. Replacement is also a useful time to correct awkward access or discuss a different height or style.
Compare retained and replaced components
Keeping some posts may be possible only if their condition, alignment and specifications suit the new system. Ask the proposal to state exactly what remains. A new panel attached to an unsuitable support is not equivalent to a complete replacement.
Make removal explicit
Identify old panels, posts, embedded footings, vegetation and debris disposal separately. Excavation can disturb turf, beds or paving. Confirm the expected restoration and how unexpected obstructions or concealed damage will be handled before approving the work.
Manage the temporary opening
Discuss pets, children and access while the old boundary is open. Temporary protection and phased work need specific agreement; do not assume they are included. The schedule depends on material supply, approvals, access and weather rather than a generic installation promise.
